X-ray the layout before you fall for the showflat.
Two units can be the same size and feel completely different to live in. The POV Layout Score rates a floor plan out of 100 on the seven things that actually decide how it lives — not how it photographs. Score one, or pit two against each other.
Send us your floor plan — get it X-rayed.
Shortlisting a unit, or wondering if your current layout is holding back resale? Send the floor plan and Farhan returns a POV Layout Score with the strengths, the compromises, and how it stacks up against the alternatives in the same project. Reviewed by a human — not an auto-guess.
How the POV Layout Score works
This is our opinion, made transparent — not an "official" rating. Seven factors, 100 points. Some are measured from the numbers on the plan; some are assessed by eye against a fixed checklist. We publish the weights so you can argue with them.
| Factor | Weight | Type | What earns points |
|---|---|---|---|
| Space efficiency | 25 | Measured | Usable area vs strata area; penalties for long corridors, oversized foyers, dead corners. |
| Bedroom usability | 20 | Assessed | Master fits a king + wardrobe + walkway; other rooms fit a queen without blocking the door. |
| Living + dining width | 15 | Assessed | Usable width, not just area — narrow "bowling-alley" living rooms lose points. |
| Kitchen practicality | 10 | Assessed | Proper yard, service WC, ventilation; sealed galley or kitchen opening into living loses points. |
| Ventilation & facing | 10 | Assessed | Cross-ventilation, windows in wet areas, favourable orientation. |
| Privacy | 10 | Assessed | Dumbbell > corridor; no direct sightline from the entry to the beds. |
| Storage | 10 | Assessed | Usable household shelter, wardrobe runs, store/utility, entry foyer. |
Data honesty: we only X-ray a project's actual released floor plans. Many brochures show "indicative" plans borrowed from a developer's past project — we exclude those until the real plans are out. Floor plans shown are from developer e-brochures (© respective developers). Efficiency is shown as estimated where the developer hasn't published internal area. Current scores are POV Guy draft assessments under review.
